A Word To The Wise:

So, Think you "might" want to go Off Grid ?

Well, Consider The Facts & We Think You Will Want To Go Off Grid - TODAY !

It normally cost initially , a little less going into a project, to design it for the grid tie & with most major utility connections, as what one will use, due to the fact that to build & maintain ones own infrastructure, is somewhat expensive initially.

Not long afterward going off the grid and recovering that cost One receives the benefits , as initial cost turn into long term savings . Add to this, a " future shock " that never preventible price rise in the public utility's cost of operations which is passed on to us all using those services, and the numbers change pretty quickly !

For Example:

Reference the UN's stated population increases, coming to the world by 2030 ( perhaps Double today's population +/- ? ) and add in the needed infrastructure cost, that are required for the utility companies. This cost will be passed on to any of the utility customers & as that the worlds public power utilities, have only at present about 1.4 trillion dollars, presently invested in their net worth of infrastructure, some major changes will take place. Ever hear of Smart Grid ? well, it was designed to protect them , not us !

It has taken them 100 or so years, to accomplish this 1.4 trillion dollar investment ~ yet, In the next 20 years, just to keep up with the population increases and the utilities mandate to build new infrastructures to accommodate all the new people ( & fix the older systems too ) , means the public utilities, Must Add At A Minimum, 1.5 Trillion Dollars of Expense for new equipment & infrastructure cost, to their top line to meet those mandates !

Who's Do You Think Will Pay For That One ? ~ Yep, Their Customers!

Now, where does all that money come from ? Well, there good for it at the banks, as they are nearly a government run business but, it will get passed on to the public. What this really means initially is most likely,

1.) Rolling black outs and

2.) A rationing of all utilities (Power Included ) and that's for every person on the planet, that chooses to buy utilities.

We will be paying Much More for these purchase, if were stuck on the grid!

Way back In the 1960's, I remember our water bill being only $4.00 per month, Today it's not uncommon to hear of $50 to $80 bills just for the fresh water alone ! Add to that, any sewer & runoffs from rain events, being charged by the local authorities & the combined W & S company billing, can run more than $ 100 easily.

The only sure thing that will change in this future shock, is that cost will rise and unprepared people will do without, when these real life shortages occur. Additionally, Utilities of all other types, including Natural Gas , will likely be many times more expensive than today's cheap prices, just because of demand at the least doubling & long before 2030 hits us in the wallet so, watch for Natural Gas, Fresh Water and The Sewer cost, to at least double collectively with the next couple of years !

In The Old Days, Man Depended Upon Creeks & Rivers , For His Water. The Wealthy Had Wells & Then Public Water Systems.

Somewhere alone that time line, another form of water supply was thought of and this is what Georgia Adobe can provide for you . This is called a Cistern and it's an underground , yet sealed system, that involves a collection area and a tank, plus filters and sometimes pumps, all bringing water right to the areas, where it's needed.

We have found that this will replace, any fresh water system required, if located in an area with as much as only 7 inches or more of rain fall per year. In wetter areas it does even better !

Either way, when combined with a Greywater system , it provides you with plenty of water & normally, only 1 gallon is required to do about 3 to 4 gallons of work , with a Georgia Adobe designed combination, Greywater & Cistern system.

Georgia Adobe Builds these systems including Fresh Water Cisterns & Greywater Systems All on a custom basis. Other systems are available too, like those used in the space program, where equipment is employed to pull water, directly from the atmosphere we breath. This sun heats up the floor & walls directly ( YOUR THERMAL MASS ) and when insulated properly this thermal mass will give off that heat gain slowly back to your room. If you have spent as much as 5 minutes reading the Georgia Adobe (G/A) web site, you most likely gathered that we design and build a very unique structure, one that takes care of the occupants, that heats & cools itself, grows food, captures fresh water from the atmosphere and reuses that water multiple times & we build a custom structure that makes mostly, all its own required utilities on the building site ! However, just how that is done or where you will start so that you will arrive at your goal, of a totally self sufficient home is often, a bit intimidating. That's where a consultation session comes in handy !

Let us state from the beginning that, we work under a hand shake confidentiality agreement with all parties thus, we do not give work references, nor share photos of our other building projects, with other clients. This is done to protect us, the owner/builders and any others who might have been involved with our projects. One might say it protects both the innocent and the guilty party's equally. We keep no records naming locations, nor are client names kept on file, so as to eliminate the possibility of our divulging projects in court ordered prying thus, there will never be a possibility of our revealing our clients details. Additionally 99% of the time ( YOU ) the client will be the general contractor on your project & ( WE ) the Rogue Eco-Architects will be just a consultant to your project - regardless of our involvement . This allows the builder to more freely control the situation and limits our liability for your choices. Most of our construction planning today is therefore, based upon this guide as that a structure built from Earth is detailed in the IBC , under the Unfired clay masonry sections. We can augment your construction plans to adhere to IBC and the local code additions of your area, should the need arise but remember, Concrete instead of Earth means additional cost. Like so, does outside engineering inputs or extra drawings to revise original plans to what might be imposed upon you.

Normally, the more concrete one adds means a far less "Green" structure is the result, certainly less green than our preferred methods of & materials selection construction details and as always, we stress your project to be developed at the least complicated location, so as to ease your cost & our headaches too .

Outside of Georgia Adobe for any additional Vendor Services Required On Your Project Including Engineering, Stamping Or other Consultations required are Billed & must be paid in advance, while figured at the front of works start at the foreseen actual cost + 10% for our expediting services And/or any additional expenses as may be incurred all paid in advance of these expenses.

Out Of Our Offices - Educational Lectures &/or Distant Construction Site Visit Cost :
$3,000 per day for each day. This is a daily expense which includes travel time starting at our office and ending when we return to our office unless we are proceeding directly to our next job where your expense would end as the next jobs transportation begins.
All Travel related &/or Air Expenses billed @ Business Class or Business Class Airfare Price paid by host in advance
+ Round trip ground transportation to & from our offices to the Atlanta GA. airport (averages $400) paid by host in advance
+ Host will provide a driver for any ground transportation in the host's city including airport pick up
+ Local accommodations to be provided by the host as well as to & from job site to these accommodations as may be required by Georgia Adobe personal at anytime as specified by our personnel.
+ Any required generation of printed or virtual materials cost & their transportation to educational site, will be figured per educational seminar at additional cost to be announced and paid 30 days in advance of event by host
A 50% deposit for all known cost is REQUIRED, to reserve these services for the host, with the balance due & payable 30 days prior to our departure for the event. Sorry, no refunds on deposits and request for changes in event scheduling , must be made by either host in writing 30 days prior to engagement, in order to be considered for potential rescheduling. Georgia Adobe will notify host within 15 days of event of any changes if required.
Plans Example : A custom drawn Basic 1 Bedroom, 1 Bathroom , 1-Kitchen-Living Room combo plans cost , normally starts in the $3000 range and any prices for our work may or will go up with any complication to the job as per our notice daily.
